Barsha Modern Residence

Located in Al Barsha. This is wasl's property. Two identical buildings A & B. My family lives there in a 2 BHK apartment and its one of the best. The apartment looks neat and tidy. Parking is available. Spacious balcony, open kitchen, common bathroom. Safety systems are good. The view from the balcony is superb. Burj Al Arab is a beauty to watch from the heights of Barsha Modern Apartments. Metro station is nearby(insurance market). Gems Education is at the doorstep(American). Construction of Mosque is ongoing(to be open soon). Easy access to E11 to Abudhabi. Calm and quiet. Al Zahra Hospital & Saudi German hospital is nearby. Bus on Demand available in Al Barsha for the smooth transportation in Al Barsha Community. Overall this is an ideal place to live with all amenities inside Barsha.

Amenities in public area are not well maintained. ACs at home always stop working. And a side note: There is a huge construction site next to the building that is creating noise pollution to the point that it’s not ethical! It’s too loud for residents.

Great location central to most facilities like hospital schools shopping centres transport easily available

I am writing to express my profound disappointment and frustration regarding the ongoing issue with my non-functioning air conditioning unit. Despite numerous attempts to seek help from WASL, the problem remains unresolved, resulting in extremely uncomfortable living conditions for my family, including my 4-year-old child. Over the past few days, we have endured high temperatures inside our home, which has become unbearable, particularly during the recent Eid holiday. The situation has been exacerbated by the multiple calls made to WASL support, the extensive time spent accommodating maintenance personnel, and their insistence on working at their convenience, often late into the night, with no regard for our family's well-being. On several occasions, WASL agents assured us that the issue would be resolved promptly. However, we were recently informed that the necessary spare parts are unavailable, leaving us to face another night of discomfort. It is evident that we have been misled and left to suffer in these intolerable conditions without any genuine concern or empathy. I am appalled by the lack of accountability and transparency demonstrated by the maintenance supervisors and WASL support staff. Their inefficiency in handling this matter has left us exhausted and disappointed. We implore you to consider our plight and take immediate action to rectify this unacceptable situation. We expect better service and support from a reputable organization such as WASL and hope that you will address our concerns with the urgency .

Lived in a 1 bed apartment in this building and I really loved it. It was very quiet, maintenance guys were friendly and always kept the apartment up. Everything was managed digitally which I loved. The gym was also always kept clean and functional. Highly recommend staying here.

Amazing building with nice amenities. Beauty salon, mini mart, gym and indoor pool. The neighbors are really nice. Security is helpful and maintenance guys are amazing, they always show up to fix the smallest thing I ask for. Super peaceful building in a quiet residential area. Near and school and hospital. The only problem is you only get 1 parking space, but there’s plenty of paid parking spaces outside the building.

Al Wasl is very unprofessional property management company, they simply refuse to talk to customers. I visited a flat in Barsha Modern in 2023 and confirmed the security I wanted to sign up. They told me to call Wasl toll free number, which I did, and waited for a callback which never arrived. I called them up to 8 times to sign the contract and NEVER got a callback nor a clear response. I also contacted them through the app and still no answer for several days. After two weeks I raised a complain and managed to speak to an operator who told me the apartment was rented. Not recommended.

Environment is healthy but the security needs to learn about public dealings

Worst Management Non refund of security deposit I've handed over the unit at termination of contract, secured NOC and completed all handover formalities. However after more than 11 months and numerous mails, phone calls our security deposit is not being refunded. It’s not what you expected is what you will get. Whatever you agreed with the agent did not happened. Improper coordination or awarenes to the agent about the rule being implemented and the client are becoming the victim. We were not informed about the rules and you will just know it after you signed the contract. The fact that one can only register a maintenance request via the app is very annoying. I launched the app and it didn’t start, saying that I had to install the latest version. So then the App Store pops up, and it says that I have the latest version and gives the the option to Open the app. When I Open the app, it doesn’t start and says I need to install the latest version. So - an infinite loop. I tried restarting the phone - same problem. I tried going to the Wasl website - there’s no phone number - because they force customers to use the app. I finally uninstalled the app - which deleted my user data. Waste of time, effort, money and emotionally upset. Wasl properties is the worst real estate company found on existence.. avoid any building that relate to them. from my personal experience: worst building ever. kind advice: I seriously do not recommend you to live here. first you will feel like it is decent inside but this apartment has too many problems. Your neighbors can bang on your head everyday and night even after 12 midnight and management wont blink an eye….. whatever your neighbors cook,,, you should smell,,, you live in your apartment as if you are living with other neighbors in one apartment. No privacy or peace of mind!user data. Waste of time, effort, money and emotionally upset.

The staff are nice but unfortunately just can’t seem to help. I’ve had yellow water since I moved in and they keep telling me it’s ok. No compensation has been given at all either. It’s not a 1 star because overall the place is nice.
