I stayed at Burj Royale and honestly loved it. The location is perfect—right in Downtown and super close to Burj Khalifa. The apartment was clean, modern, and had amazing views. The pool and gym were great too. Super comfy stay and would definitely come back!

This is one of most amazing building in Dubai Downtown that offers the straight on view of the Burj Kalifa. You are also surrounded by famous landmarks such as the Old Town, the Dubai Mall, the Dubai Fountain and Theater! You have to stay in the fountain view units to experience the breathtaking view. The location is very convenient and the security is very tight which is what we prefer.

Amazing Stay with a Stunning View! 🌟🌟🌟🌟🌟 I recently stayed at this 2-bedroom apartment (Airbnb) overlooking the iconic Burj Khalifa, and it was a delightful experience! The apartment was spacious, clean, and well-maintained. The two bedrooms were cozy and offered plenty of storage, perfect for a comfortable stay. The living area was bright and airy, with large windows that framed the spectacular view of the Burj Khalifa. Watching the light shows at night right from the comfort of the apartment was an unforgettable highlight! The kitchen was fully equipped with modern appliances, making it convenient for preparing meals. The location was also excellent, with easy access to nearby attractions, restaurants, and shopping at Dubai Mall. The host was very attentive and ensured that everything was in order during my stay. Check-in and check-out were smooth, adding to the hassle-free experience. Overall, I would highly recommend this apartment for anyone visiting Dubai. The combination of comfort, location, and that unbeatable view makes it a perfect choice!

Burj Royale Apartments offer a truly five-star experience, perfectly situated just a 5-minute walk from the iconic Burj Khalifa. My wife and I stayed on the 20th floor, in apartment 2006, and found the accommodation to be exceptionally clean and well-maintained. Omar, the on-site assistant, was incredibly helpful and responsive, providing timely support throughout our stay. Additionally, the apartment owner was readily available and attentive to our needs, ensuring a smooth and comfortable visit. Overall, the combination of prime location, cleanliness, and excellent service made our stay memorable and highly recommended.

As resident since it opened back in March 2023, I can only say good things about the building, facilities and the management team. However, recently, and with most new buildings in Downtown, are holiday rentals or short stay apartments, the quality of people coming through the doors is varied which is to be expected. If you’re reading this and you are renting an apartment for the weekend/weekend, treat it as you would your own home and be considerate that there are long term residents who live here.

شقق نظيفة مستوى الأمان فيها عالي واطلاله مباشرة على البرج بكل شقه موقف خاص مجاني الدخول لها ببطاقه و يوجد مسبح الممرات هادئة و المكان عالي النظافة ووصول مندوبين الطلبات سهل للشقه لكن قد يتأخر بسبب ازدحام المنطقه. يتوفر فرن غاز وكهرباء مايكرويف وثلاجه مكينه اسبريسو وغساله و مكوى ومنشر و مكنسه كهربائية وتلفزيون ذكي مع نتفليكس يتوفر عند الطلب. يعيبها الخدمات الأخرى مدفوعه مثل التنظيف 200 درهم تغيير للمفارش وخلافة مدفوع. والعاملين لا يتحدثون العربي مطلقاً.

This place im lost for words ...if you love downtown and the burj ...if you want luxury and want comfort with class and the customer service is outstandung .Each room is decorated and cleaned to the best standards i have ever seen or experianced in Dubai.The host if i must mention Maiwish is a assett an exceptional business women .She was available from start to finish tailored the whole stay to mine and my childrens comfort ...The personal touches eith water snacks tea coffee snacks for chilildren. She went above and beyond..I was speechless. I have been to dubai several time stayed at top locations but what makes this different is the the host and the business Cat and Abi. They should win business award of the year . I cant thank you enough and my kids wont stop speaking about it.Each room has a view of Burj Khalifa...Fountins 2 balconies playstation board games ....wow wow wow Thank you so so so much for the best stay ever.This experiance has taken my breath away will be recommending to all family and friends . Maiwish thank you for being the most exceptional host . This will never be forgotten..A dream come true experiance...

Am fost cazati intr-un apartament aici timp de o saptamana si a fost totul perfect, clădirea este relativ noua, curatenia este impecabila peste tot. Piscina a fost superba, mereu curata, am avut parte de mult soare si liniste. Sala de sport este apreciata de asemenea. As reveni aici oricand, esti aproape de Dubai Mall si de restaurante minunate, dar si magazin la cativa pasi. De asemenea, de la ultimul etaj al cladirii ai o terasa cu o priveliste perfecta spre Burj Khalifa.

المكان ممتاز كموقع و اطلاله خياليه جدا سبق و حجزت فيها مرتين تجربتي المره الاولى كانت جدا رائعه بالرغم انها تفتقر للاطلاله على برج خليفه لكن كان المكان نظيييف جدا والمالك متعاون و متاح ٢٤ ساعه البرج نفسه ممتاز خدمه سكيورتي ٢٤ ساعه و المرافق امنه و نظيفه لكن التجربه الثانيه الله لايعيدها كانت جدا سيئه الشقه رقمها 4509 الدور 45 ما انصح فيها ابدا المانجر كان غير متعاون اول ماوصلت رفض يسوي تشك ان لعائلتي واكمل انا معه الاجراءات بل اضطر انه يمشي معاي للصرافه علشان اعطيه مبلغ التأمين اول وكان عنده وقت لهالاجراء بس ماكان عنده وقت ينظف الشقه قبل نستلمها🤣 الشقه كانت صدمه صدمه صدمه جدرانها وصخه و كلها بقع و الاثاث قذر بشكل مايصدق تقولون له ١٠ سنين ماتنظف المرتبه في غرفة الماستر كانت مخفوسه و لما اشتكيت جا و قلبها لنا فقط! ما افهم يعني… لقوا البنات في وحده من الغرف بين السرير والجدار حفاظه اعزكم الله مع ان فريق التنظيف جا نظف الشقه مرتين و على اساس انها خدمه تنظيف والله مافرق معنا شي طلبت منه يتعاون و يبدل لنا الشقه او يرجع جزء من المبلغ لكنه رفض ف حسبي والله و نعم و الوكيل

Our stay at Burj Royale, Tranquil Boutique Apartment on the 48th floor was truly exceptional! The property offers an amazing, breathtaking view of the Burj Khalifa and the Dubai Fountain, both during the day and at night. As soon as you enter, you can feel the luxurious and vibrant ambiance. The nighttime view, especially, feels straight out of a futuristic dream—almost like living in the Matrix world! The host was fantastic—attentive, friendly, and highly responsive. From the moment we arrived, a representative was there to assist with check-in and luggage. The apartment was spotlessly clean, with all amenities in the kitchen and bathroom perfectly arranged. While the centralized air conditioning was a bit too cold for our preference (maintaining around 20-21°C), the host immediately provided extra blankets and a heater blower, ensuring our comfort. They also thoughtfully provided an extra stool in the bathroom for my parents, making their stay more convenient. The location is unbeatable—right in Downtown Dubai, with taxis and buses stopping right at the entrance. Getting around was effortless. I highly recommend this apartment to anyone looking for a spectacular and comfortable stay in Dubai. Thank you to the wonderful hosts for making our trip so memorable and enjoyable!

Uno de los mejores lugares en los que me he alojado. Tiene unas vistas increíbles y unas instalaciones bien cuidadas. Puedes disfrutar de los shows del Burj Khalifa desde la comodidad de tu apartamento. Si quieres visitar la azotea debes reservarla antes. Esto tiene su parte buena para mantener la intimidad y estar tranquilos y la mala de no poder subir cuando quieras. Muy recomendable!

Fiquei em um Airbnb com minha namorada e um amigo, o preço ficou mais da metade do gevora hotel e o prédio é muito melhor, mais bonito e melhor localizado O prédio é para residências então a recepção só trata com o proprietário

Avoid at all costs. This property is a scam, operating under names like Air Better, Luxury Burj Royale, and Burj Khalifa and Fountain Views Apartments. They advertise fake listings on platforms like Booking.com and Airbnb. Just one day before my arrival, I received a message that my reservation was canceled — no explanation, no real support. The phone number turned out to be Tunisian, not even based in the UAE. Completely unprofessional and unreachable. Prices had tripled by that time, and I was forced to make a new booking at more than double the cost. I came to the actual location in Dubai myself to investigate and filed a complaint in person. But guess what? No response. Nothing. Total silence. This is not a one-time error — it’s a planned trap. They deliberately wait until the last moment to cancel, so you’re left stranded and desperate. Then they disappear. ⚠️ Scam warning. Stay far away from these listings. Platforms like Booking.com and Airbnb should remove them immediately.

We had an amazing experience staying at Burj Royale. The apartment is brand new, modern, and beautifully maintained, with a full front view of the Burj Khalifa and the Dubai Fountains from one of the highest floors in the building. The panoramic views are absolutely breathtaking, especially at sunset! The facilities are exceptional, making the stay feel both luxurious and comfortable. The apartment is thoughtfully equipped, featuring a PS5 for entertainment and high-end toiletries that add an extra touch of luxury. The host was incredibly responsive and helpful, always quick to answer any questions and ensure everything was perfect throughout our stay. We truly appreciated the attention to detail and warm hospitality. We highly recommend this apartment to anyone looking for a high-quality, relaxing stay in Dubai. We’ll definitely be returning!

The building is generally well maintained and in a good location. However, the air-conditioning system is very poor. Even when set to 20°C, it blows warm air and does not cool the apartments, which makes the rooms extremely stuffy. In addition, the bathroom extractor fans do not work, so steam from showers does not ventilate properly, making the apartments even hotter. Because of this, we woke up sweating and struggled to sleep comfortably. Aside from these issues, the building itself is fine, but the ventilation and air-conditioning systems need serious attention.

شقه رقم1001 الدور العاشر نظيفه واطلاله على برج خليفه مكونه من غرفتين ودورتين مياه ومطبخ موجوده فيه الاساسيات للطبخ وصاله فيها اطلاله فيه غساله ملابس ومكنسه كهربائيه غلايه مكرويف حماصة توست الة قهوه ثلاجه وفريزر الشقه ممتازه ونظيفه لكن بدون خدمة تنظيف لكن موفرين ادوات التنظيف

موقع الشقه ممتاز قريب من دبي مول والاماكن السياحيه كان تعامل المضيف جيد ،الملاحظات وقت تسجيل الخروج مبكر الساعه ١١ صباحا ولا يوجد خدمة تنظيف وبعض الغرف لا يوجد عزل للشمس

Amazing building with the best possible views on Burj Khalifa and the fountains. Try to stay in one of the higher flats, above floor 35/40 for optimal views. Nice concierge, beautiful heated pool and gym. There's everything you need at Burj Royale :) if you are looking for an accomodation in Dubai downtown, Burj Royale is simply perfect and prices are (still) reasonable...for now!
