Durga Petals was one among the few projects I shortlisted, which met my criteria to begin with. I had the opportunity to thoroughly examine this project, across multiple visits and discussions with many stakeholders. I will try to be as objective as possible, cover both the pros and cons. Objective is to help buyers.
Pros:
- Great location
- Lots of amenities
- A community of this size, a project of this scale, with that many amenities, right on the Outer Ring Road is a rare one. For those of us, who are looking for something on the ORR, and also prefer a big community - there are very few options available - Durga Petals being one of them
- The builder claims the metro station is planned right at the entrance of the apartment where the Shell petrol pump stands right now
- Builder also claims they use superior building technology in the form of concrete walls which as per them is better than the regular brick work
Cons:
- There's a graveyard right next to the property. Particularly, if you are buying in tower J, it comes with a complimentary uninterrupted graveyard view. Not much of an issue for the Ready-To-Move towers in phase 1 I would think since they don't enjoy this view. Despite multiple site visits, telephonic and whatsapp conversations with the sales rep - this information was never disclosed voluntarily (the visits I refer to were for tower J). Looks like it's a standard practice in the industry. The onus of not being fooled by omission of information by the seller lies with the buyer.
A picture of this graveyard view as it looks from the master bedroom in tower J, is enclosed with this review for your viewing pleasure. This graveyard has thick vegetation around it, so it's very easy to miss it unless you are a keen observer. When I asked the salesman what is that area - I was told - "sirf 4-5 logo ko dafnaya hai". Look closer and you will find many more than 4-5.
- I found the layout and the architecture too congested. They have tried to squeeze in too many units to improve the project margins. More often than not, you will find the balconies and windows facing other apartments. Scores very poor on privacy in my honest opinion.
- Unless you were an early buyer, most leftover units in the RTM ohase 1 towers have very poor view from balcony, windows
- In the RTM towers, the way these flats are designed, almost every flat has one room that has very poor lighting. If you have done a site visit, you will know what I am talking about.
-Water is an issue here, I am told by people who are already staying here.
-I see a lot of pretty reviews about their salesmen on here. My experience was quite the opposite though - starting with the trust deficit that arose as a result of my salesman trying to sell me my dream house with a graveyard view. There is also a certain Mr. Niranjan here who I found is too big for his own boots. That said, they certainly have some good salesmen too - there are always exceptions - don't mean to discredit them.
My verdict: I decided against investing in this property since many of the cons are way too important to compromise for me.
