Building is well and good with neatly maintained corridors. Rooms are spacious and of good quality. Still I gave only one star because of the fire alarms going on day and night making life miserable. No one, even security is not taking any necessary steps to warn the irresponsible people behind it to prevent such nuisance

One of the worst residential buildings I have lived in in Dubai. The management focuses mainly on keeping the entrance clean and nicely scented, which creates a very misleading impression. Beyond that, the building suffers from poor cleanliness and lack of proper maintenance. Due to neglect of common areas—especially corridors and garbage rooms, which are a serious health hazard—my apartment recently became infested with insects and cockroaches. Despite multiple complaints, no effective action was taken. I am counting the days until I can move out. For these reasons, I would not recommend this building to others.

The building is brand new, I moved in October 2019. No studios, only 1 and 2 bedroom. Finishing is nice. Parking is covered, 1 spot for my 1 bedroom. GYM has everything, and sauna and steam room. Pool is amazing, it’s surprisingly deep, 7 feet on one of the sides, I like it. Supermarket and male and female salon just by the main entrance. I have 4 star because of the noise from Dubai Al Ain road, my windows facing the road, for some individuals the level of noise might be of, but for me I have to use the earplugs.

The security guard (on duty 17th of December 2025 from 6:45 am - 5:30 pm) doesn’t seem to help. My parcel was wrongly delivered in this building, and the tenant of the unit where it was wrongly delivered seemed to have taken my parcel and refused to give it back. It also happened to me last year but the box was already opened when it was given back to me. He did not even offer to show me the cctv footage. This is stealing in broad daylight. Where is my rights here too as a tenant of the sister building? This is so frustrating and disappointing.

A good and comfortable house, the rent price is high compared to similar apartments in the same area. Recently, a new building is being built next to it, and the construction sounds are annoying.

“Worst building in all of Dubai. Do NOT live here AC never works in the elevators or hallways, especially in summer. The place is full of insects, cockroaches, and bad smells. No proper parking around the building at all. Extremely poor management and bad treatment of tenants This is honestly the worst experience I’ve ever had in Dubai housing.”

I have been living The Gate Residence 1 for 4 years and since the last year the place has really gone downhill. Constant maintenance issues which do not get resolved. There is no accountability from the management and emails and calls are ignored. The bins and hygiene is zero here and areas of the building are absolutely disgusting. Poor building and dirty.

Worst experience ever. Half of the parking spaces are empty in building and there is no parking space outside in the area but bldg management wont give because its allotted to hotel whose staff live in sharing in the building (and they dont have any cars). In fact they have many parkings where they have just kept building materials but wont give to tenants (picture attached) All building management want is money , they are not concerned about residents issues. There is a lot of smell from the garbage room that comes as well on every floor and so many tenants are fed up. Yet when it comes to rent, its the most expensive apartment in the area. Do yourself a favour and dont come to this building, you will regret it big time!

Building is very clean except the floor I'm living in , some tenants cook and leave their door open , and some make bbq , and someone cant stop smoking!. Management not doing anything about it unfortunately. Some tenants are taking their pets for a walk inside the parking which keeps the place smelly. One lady parked in my parking for 1 week , none of security or staff did anything about it . It's weird when you have great building but bad service. Edit : after 3 years of my first review which is 3 stars , things have changed, the building became in miserable condition, imagine you're self living in a place where is no ventilation or AC in corridors and elevators , hygiene is none mandatory option here , building facade is too dirty that you cant see clearly throught the windows .

The building looks nice at first sight but the maintenance is terrible. I've been having issues come up in the apartment almost on a weekly basis, and I call maintenance several times, they fix the issue some times but then it occurs again. There is no AC in the corridors and the quality of everything at home is really bad (from shower to AC to everything).

We were interested and in fact planning to move to the building as we know it's newly constructed and to be fair the place is cozy, and has quality finish when we viewed the apartment. HOWEVER, the big disappointment is, agent whose number on the building was not answering our calls, and not returning our calls either. A few instance that he did, he was giving inaccurate prices, different prices, depending on his mood I guess. A big disappointment! It just scared us to deal with inefficient representative of the building's management, as this may reflect the attitude from the top (company).

The building is very bad, the smell of garbage from the garbage room fills the corridor 24 hours a day, 7 days a week.. The air conditioner never works in the corridor, so the weather becomes very high humidity and unbearable. We talked to the management a lot, but there is no response!! It is known that the annual rent is much higher than all buildings in the same area. I never recommend in this building.

Don't take an apartment over here. They are building a second tower next to first one and all you could hear in the morning is drilling and drilling. Sound insulation is really poor in the apartment which means it is impossible to sleep in the morning even in high floors. Moreover they don't have 24 hours maintenance. They only work till 4 and not on fridays which is ridiculous. Although the facilities are good and the apartments are pretty nice. Do come in morning time and check the noise before taking an apartment here.

I am staying in this building and the service is worst!. Our balcony door was not closing completely so a lot of dust used to come from outside. When I called Abed he said the technician for door only Saturday. I told him I am not at home Saturday's and he said leave your key at reception! Excuse me but I don’t want anyone to enter my apartment while I am not there. If something is not working technician should come at costumer convenient time. Nothing happened for 2 months. So I went to Reception told them I need the technician tomorrow on my day off not on Saturday and they have to come and fix which they fixed next day. There used to be Arabic guys at the office on the ground floor who were really helpful now there is a Philippino guy who is extremely rude, not helpful and unprofessional. I love the building however the service and staff working here in the building ruined the experience!!!!!

if there is 0 star i will rate that, poor management . they just need money or cheque on time , when there is maintenance issues no response from anyone . Even no response in emails , nobody answer calls . They only call you to remind the renewal and cheque submission after that nobody will respond to your email or calls. The policies from them applicable to tenants only , they dont have any standard or punctuality.

Beautiful buildings Huge 1bdrm and 2bdrm apartments. Nice finish kn the kitchens Only con is that the apartments are not soundproof, so you hear a lot of noise from outside, neighbours and if you have friends over the neighbours would probably raise a noise complaint Apart from that, it's a lovely building with a steam room, sauna, beautiful gym and a lovely almost infinity-like swimming pool 😃

Apartments are really nice. Neat, clean, disciplined and well maintained building, corridors, chute, parking, etc. We dealt with Vincent from Distinguish Real Estate. Vincent was found very professional, committed & honest. He help us smoothen our bookings process. Security team lead by Baber is very professional and disciplined too. I would really appreciate Security SAM the most for being very kind & cooperative during our shifting. We were running short of time, Sam promptly helped us in trouble shooting minor shifting hiccups. Even security Neeraj was professional and cooperative. I shall personally recommend The Gate Residence 1 for those looking for professional team to work with. Kudos to all. REVIEW POST 7 MONTHS OF STAY Anyone comes and park in your flat reserved parking, we wait 1 hour in parking (night 8pm to 9pm)for on duty security Ayush and Supervisor Baber to respond (they never responded back till we go and approach them every one hour, nor did Baber had a courtesy to call, apologize for inconvenience nor find out how any stranger from outside enters building, parks anywhere and leave everyone clue less - despite of having so many security guards and cctv). Finally we park in outside premises & waited for call back. THEY NEVER CALLED BACK. Night 12AM we again follow up and still no action taken. What's the point of security, barrier entry, cctv if there is no control over it. While we raise complain next day again for a follow up on why action was not taken, we come to know that CCTV is installed in basement but not working. Seriously??? This is not only one incidence where supervisor Baber was careless to respond, every-time we need to follow up with him. Don't understand why Distinguished Real Estate has appointed him - He must serve tenants or Tenants must keep chasing him?? We have highlighted all other issues in terms of parking cleanliness, maintenance etc including this yesterday night's issue to Raj (replacement of Vincent). Hoping for action. I am compelled to give 2 star rating.

The GATE Residence is an excellent apartment to stay in. Beautifully constructed and widely spacious. Extremely helpful security and cleaning personnel. The Security supervisor "Abid" is very professional and has gone out of his way to help every tenant that has moved into Gate Residence.
