3 visits to Limassol, 3 stays at Niki's House. 0 regrets, 100% will come back! We had a different room each visit, and all the rooms were well kept, clean and comfortable. The outside common area quickly became our favorite place to eat breakfast or have a coffee. The area is so peaceful and other visitors very respectful, so you can enjoy the peace. The owner, Eugenia, is a lovely lady and very helpful. She does her best to accommodate our needs and even gave us a tip about a local tavern with live music. I can assure you, the food was delicious and the atmosphere fantastic. Oh, and don't be surprised when the singer and guitarist join you at your table and sing to you!!

Житло, про яке я мріяла перед цією відпусткою! Міні-апартаменти з домашньою атмосферою і усім потрібним для супер-комфортного перебування! Нас зустріли власники, ми потрапили на святкування Паски і відчули домашню атмосферу та тепле ставлення! Наше помешкання було надзвичайно чистим, гарна приємна постільна білизна і рушники; а внутрішній дворик - це окрема любов! Видно, що власники вкладають душу і дбають з любовʼю! Нас щодня запитували чи потрібне прибирання номера, замінювали рушники, докладали смаколики) все було на найвищому рівні і нам сумно покидати це місце) велике дякую за теплоту, доброту та відмінний сервіс! Окрема подяка Джорджу та Євгенії за рекомендації щодо місць, які варто побачити на Кіпрі! Якщо ми ще раз будемо на острові, обов’язково завітаємо ще раз!

Sehr schöne Location. Lag etwas Abseits vom Zentrum. Vorteil: wunderbar ruhige Nacht. Nachteil, eben etwas weit weg. Aber schön eingerichtet, sauber, sicher gerne wieder mal.

Fine room and bathroom. Guest house owner was very welcoming and flexible. We had great time, little to no noise. Maybe the room with window facing the road can have some noise in the morning from trucks, but the rest is ok. Fridge, freezer, hairdryer.

This place is incredible, it is beautiful. You’re a little far away from Limassol but with a car or a bus - there’s no problem. With that trade off you have a beautifully quiet stay and a courtyard full of colours and morning and evening sun. The rooms are lovely, we were in studio 4, which was on the ground floor with a comfortable bed, amazing shower with fantastic pressure, an a very functional kitchenette. The owner, Nikki, is such a kind and gentle person, she developed her childhood home into this beautiful listed building. She is super helpful and very friendly. She clearly loves what she does.

One of the cleanest room i ever seen, traditional Stone house in the heart of Village Agios Athanasios... Warmly Hospitality from the owner..

Τελεια σπιτακια μικρα παραδοσιακα πεντακαθαρα στη μεση εχει αυλη με λουλουδια και κηπο και μονο 70 ευρω. Ειναι κοντα στην πολη ξαι σε κυπριακες ταβερνες. Το λατρεψα!

Beautiful location, clean rooms, nice outside area and very friendly host!

Absolutely brilliant. Owners were very accommodating. The room was lovely just as pictured and cleaned daily which seems to be rare these days. It’s like a quaint little community. Requested and accessible room which was not limited. It came with the same amenities as standard rooms. Room was equipped with a kitchenette and en-suite wet room. There are ramps so easy access although one is quite steep but still good. Close to bus stops and about a 10minute drive from the beach. To save any future visitors any trouble don’t flush anything down the toilet i.e. toilet paper, as the plumbing isn’t that great in Cyprus. But other than that it’s great.

Уютно! Действительно уютно! Мне понравилось отношение хозяйки, открытость к моим просьбам. Сам формат этой гостиницы также интересен, смесь каменного здания с деревянными дверями и окнами. Единственный это отсутствие стиральной машины, поэтому необходимо заранее бронировать стиральную машину у хозяев.

This place was amazing, we stayed there one night. Rooms were super clean( comfy bed and very clean bathroom)and atmosphere was amazing plus the yard- wow. So if you want very nice, quiet and intimate place, I will highly recommend Nikis house. I was stunned.

Nous avions la chambre premium qui était la mieux placée à mon sens car aucun vis à vis. La chambre est jolie et spacieuse (c'était d'ailleurs plus un petit appartement qu'une chambre), et la petite terrasse à l'entrée mignonne. Le personnel est très gentil. Je regrette juste qu'il ne remette pas du produit de douche lorsqu'ils viennent nettoyer la chambre et des dosettes de café. Sinon vous êtes accueillis avec fruits, thé et café. Votre arrivée et départ se fait en autonomie.

Amazing place! Great value to price. Comfortable beds. Big and really clean rooms. Small but really nice and clean bathroom. All amenities you need, cutlery, glasses, fridge, small stove. Beautifully decorated. Great location in quiet location. Close to supermarket. Outside sitting area in an amazing garden.

Chambre agréable, dans un petit jardin intimiste. La chambre est propre. Le seul inconvénient est l'emplacement. Un peu loin du centre (12min en voirure) mais un bus passe proche du logement.

Super consigliato, stanza molto bella, pulita e con tutto il necessario. Tavolini all'aperto con stendino e ombrellone. Top

Были тут 2 ночи. Отель чудесный, номер чистый, все очень мило и сделано с любовью. Хозяев не видели, но через booking они всегда были на связи и отвечали на все вопросы. Парковка была через дорогу возле магазина. Я бы не сказала, что у отеля удачное расположение, т.к пешком ни где не прогуляешься и до города приходилось ездить на машине. Но будь он ближе, ценник был бы уже иной

Eine wunderschöne Unterkunft. Zimmer sind sehr sauber und in super Zustand. Wunderschöne und gepflegte Gartenanlage. Würde ich sofort wieder buchen. Die Lage war nicht perfekt. Mit dem Auto kam man aber überall hin. Es hat sehr viel Autoverkehr in Limassol.

Very disappointed!!!We were looking for a place to stay for one night in Limassol. The main criterion was cleanliness. My work's experience in five-star hotels in Cyprus told me that the price per room does not guarantee cleanliness, we decided to stay Niki's Guest house. The feedbacks has been more than positive. There are only eight rooms in the house and in my opinion the hostess can give worthy attention to each of them before offering it to guests. But we were very disappointed. Before us appeared a room with an open door. Inside was a mess. The trash can was on the windowsill, the blanket was not straightened, the carpet on the floor was crumpled, the toilet was full of hair and spilled liquid for cleaning of toilet . Very disappointed. И так как мой опыт работы в пятизвёздочныйх отелях Кипра говорил мне ,что цена за номер не гарантирует чистоту решили остановить свой выбор на Nikis Guest house. Отзывы были более чем позитивными. В доме всего восемь комнат и по-моему мнению хозяйка может уделить достойное внимание каждому из них,прежде чем предложить его гостям. Но мы были очень разочарованы.Перед нами предстала комната с распахнутой дверью.Внутри был бардак. Мусорное ведро стояло на подоконнике,одеяло не расправлено,ковер на полу скомкан,в туалете полно волос и разлитое средство для чистки унитазов . Очень разочарованы .

Cleaned rooms, very comfortable and the people run this business are amazing! They went over and beyond to help make my stay enjoyable. Took advantage of the downtown location to walk to my friend's wedding. It was great! I highly recommend Nikis Houses for anyone visiting downtown.

The place exceeded my expectations. I've found flexibility, hospitality and and exquisite attention to detail. The place is quiet, fully equipped (a/c, kettle, fridge, reliable wifi, cooking hobs, outside seating tables, comfortable bed and shower) and extraordinary clean. 10 min drive from the vibrant city center but all essential services are within walking distance. The roads around the area are slightly narrow and parking can be tricky but free parking space is within reach.
