Been staying in this property of Yube1 for a while. This property is clean and hygienic with peaceful surroundings. In respect of attending the issues of tenants, Management used to be good in the past by replacing or repairing appliances. However, in recent times, there is a decline in the quality of services they provide at this property.
1) House Keeping Service: Lethargic and unresponsive in attending in-house cleaning. Cleaning is now done once in every 3 or 4 days while they claim to do so once in every 2 days. Faced situations of thievery. People lost personal belongings, money, phones and watches. Complaining the same to the property manager yields nothing.
2) Electricity Bill: This is completely a sham. There is no transparency in letting us know the proportion of common electricity (Elevator, Corridor/Apartment Lighting etc) usage in Monthly Electricity Bill of a tenant. We just have to pay the amount they quote. They are highly focused on extracting everything from their tenants without bearing bare minimum charges towards maintenance. And finally, Invoices are generic and do not bear the GST registration details.
3) Grievance System: Yube Application has the option to raise tickets for any issue, they did great in taking inputs. But, those issues won't be addressed in time or resolved properly. Tickets will automatically get closed by their team in a day or two without any resolution.
4) Charges: Even though the process of checking out is simple and smooth, they will charge us the 'Enrolment Fee' again if we would like to join back in any property of Yube1, which they initially claim to provide us a lifetime-membership with Yube1.
5) Fraud: Previous property manager (Chaitanya) fraudulently took money (running thousands per person) from tenants in the name of rent and absconded. New property/cluster manager (Manoj) behaves as if he is running a school Hostel. He throws in attitude and does zilch at addressing any complaint/issue. Worst management that you can ever imagine even after paying 15k/month while sharing a simple 2BHK with 5 other persons. Manoj tried to extract Rs.2000/month for Car parking fraudulently. Yube1 just wants to mint money, period.
Edit 1: Car Parking Charges - Rs.1,500/month. Instead of increasing the Tenant charges, they are deceitfully increasing the Maintenance Charges (Rs.800/month per tenant) which is added to the monthly Electricity Bill. This is such a place that doesn't provide food services but charges each tenant ~Rs.15,500 - Rs.17,000/Month for a 6-sharing 2-Bedroom Flat..!
Edit 2: As per the Central Govt. notification w.e.f 15.07.2024, if a tenant stays for more than 90 days and pays less than Rs.20k/month, GST should not be collected on rent. Yet the Yube management charges GST of 12% on the rental amount they quote. Effectively, a three/six sharing flat costs each tenant ~Rs.14,600 for stay, ~Rs.2,000 for electricity, ~Rs.1,500 for parking.
